The project scope included building five turnkey spec suites ranging in size and configuration, alongside a centrally located town hall amenity designed to serve tenants and entice prospective occupants.
The design prioritizes flexibility, incorporating a mix of private offices, open work areas, conference rooms, and shared amenities that appeal to a wide range of users from small firms to growing teams seeking plug and play solutions. High-end finishes, extensive glazing, and demountable-style layouts were implemented to maximize natural light and create an open, modern aesthetic while maintaining acoustic performance and privacy.
Execution required careful coordination within an occupied building. All work was completed within the constraints of existing building systems, while upgrading mechanical, electrical, and plumbing infrastructure to meet current code requirements and modern performanceexpectations. The team navigated complex phasing,tight logistics, and strict building requirements todeliver the project efficiently and safely.
