Case Study: The Herald

The Herald building presented a familiar challenge: a well-located asset that had fallen behind the market, with outdated interiors and prolonged vacancy limiting its income potential.  DFS Construction partnered with Marx Realty, the building ownership, in 2020 to reposition the property through a targeted pre-built strategy and transformed underutilized space into modern, move-in-ready offices tailored to today’s tenants.  By focusing on efficient layouts, elevated finishes, and amenities that reflect current workplace expectations, we created a product that immediately resonated with the market without the delays of full tenant build-outs.

The results were clear and measurable.  After reopening, the building quickly landed its first notable tenant on a 10-year, 10,000 SF at a reportedly $72/SF and it now stands at over 90% leased.  Craig Deitelzweig, President and CEO of Marx Realty, said the strategy led to improved leasing activity and increased rents. 

The refreshed suites drove renewed interest, increased tour activity, and ultimately accelerated leasing velocity across the building.  Prospective tenants were able to visualize their teams in a polished, turnkey environment, significantly shortening decision timelines.  Through strategic design, speed to market, and thoughtful execution, The Herald was repositioned from an underperforming asset into a competitive, income-producing property and demonstrating the impact of well-executed pre-built suites in today’s leasing landscape.
