McPherson Building Rooftop Repositioning

The McPherson Building rooftop repositioning demonstrates how owners can expand a building’s effective FAR and competitive appeal without sacrificing valuable leasing square footage.  Rather than converting existing tenant space into amenities, the project leveraged underutilized rooftop space to create a new amenity floor designed to attract a high-end tenant while preserving the building’s existing income-producing areas.  In today’s flight-to-quality office market, tenants are prioritizing hospitality-driven environments and wellness-focused experiences.  Rooftop amenity additions provide owners with a strategic way to modernize assets, increase marketability, and drive leasing velocity without reducing rentable area.  While this rooftop environment was initially tailored for a specific tenant, the long-term value of the investment extends well beyond a single lease cycle, creating a flexible asset that can continue serving future tenants as either an exclusive offering or a shared conferencing and amenity destination.

At the McPherson Building, DFS Construction executed a highly complex rooftop expansion that required a complete reconfiguration of the existing space (including the relocation of a DOAS system and the demo and reconstruction of the screen wall) into a premium destination for tenants.  The project required extensive structural enhancements and slab cuts for new stair and elevator access, all while maintaining the integrity of the occupied building below.  The result is a highly adaptable, experience-driven amenity space that strengthens tenant attraction and retention today while preserving long-term flexibility for future leasing strategies.  By creating premium rooftop amenities without diminishing core leasing inventory, the project enhances both the immediate competitiveness and long-term asset value of the building.
